What Makes Haringey Special?

Haringey is a diverse and vibrant borough with a mix of heritage sites, conservation areas, and contemporary developments. Navigating the planning permission process here requires both local knowledge and expertise in the planning laws, and that’s where we come in. Our team of Haringey planning consultants architects, and project managers work closely with clients to ensure that all developments comply with local authority guidelines while meeting your specific needs. We specialize in the Haringey area, meaning we understand the specific challenges and opportunities that come with planning permissions in this part of London. Whether you are looking to develop in conservation areas like Highgate or modernizing properties in Wood Green, we know how to approach Haringey Council and secure the necessary permissions.

In order to fully explore the potential of the property, Extension Architecture will collaborate with you to develop a concept design and sketch various layout options. To ensure the accuracy of the drawings we produce, we will also conduct a comprehensive measured survey of the Haringey property and its surroundings. We’ll prepare a set of scale drawings that represent the variety of ideas discussed in the briefing that followed. As necessary, we will communicate with London Borough of Haringey, the local planning authority for Haringey, while we draft and submit the planning application.

  • Victorian and Edwardian terraces dominate N4 — ideal for rear and loft projects.
  • Article 4 Directions cover many streets — early planning advice is recommended.
  • Strong local demand means well-designed extensions consistently add lasting property value.
  • Haringey Council works to a clear 8-week householder planning decision timeline.

Any Questions?

Didn’t find your answer? Feel free to reach out

If you’re building a fairly standard single-storey rear extension and you stay within the normal size limits, you can often go ahead under Permitted Development without applying for planning permission. The catch is that a lot of streets across N4, N8 and N15 sit under an Article 4 Direction, which strips away those rights — so even a modest extension needs a full application to Haringey Council. Because it really does come down to your specific street, we check this for you before any design work starts, at no cost.
It varies street by street, not borough-wide, so there’s no single answer that applies to everyone. Coverage is concentrated in parts of N4, N8 and N15, with a fair amount overlapping conservation areas around Crouch End, Muswell Hill and Highgate. If you’re not sure where your road falls, that’s genuinely the first thing worth checking before you plan anything — we run that check against Haringey Council’s records for free.
Haringey Council usually takes around 8 weeks to decide a standard householder application once it’s been validated. If you’re in a conservation area or your project is more involved, that can stretch closer to 13 weeks. Once you get permission, it’s valid for 3 years, so there’s no rush to start building immediately. We keep an eye on every application through the council portal and jump on any queries straight away so nothing sits waiting.
Under Permitted Development, most detached houses can extend up to 4 metres from the rear wall, while semi-detached and terraced houses are usually limited to 3 metres — assuming you’re not in an Article 4 area. There are height and boundary rules layered on top of that too, and it’s easy to get wrong on paper. We work out the exact allowance for your actual property before you commit to a design, so you’re not designing something you can’t build.
It’s not the end of the road. You can appeal to the Planning Inspectorate, or — more commonly — resubmit a revised application that directly addresses whatever the council flagged, usually without paying the application fee again if it’s within 12 months. We go through the refusal reasons with you and redesign around them rather than just resubmitting the same thing and hoping. It’s part of why our approval rate across Haringey projects sits at 98%.
We’ve been doing this for 17 years and have completed 38+ projects across N4, N8, N15 and the wider Haringey area, with a 98% planning approval rate. The team is RIBA-chartered and ARB-registered, and we’ve got a structural engineer in-house — something only around 1 in 20 firms actually offer — so calculations happen alongside the design instead of causing delays later. Before any fee is agreed, we’ll walk you through a free feasibility check covering what’s realistic for your property and roughly how long it’ll take.
