Our client was a family property syndicate. We have done many development proposals with them, and built a strong rapport based on trust and success. This project has probably been the largest one so far. This dynamic proposal is to add two storeys with eight luxury flats.

The Client Brief
The client’s objective was to secure planning permission for two new luxury residential floors, featuring a hipped roof at the front and a rear roof extension.
Following planning approval, they intended to evaluate the project’s financial feasibility, with a generous construction budget.
The design was to reflect high-end specifications and contemporary finishes suited to the North London market.
The Solution
Our architectural team recommended the Pre-Application route to maximise the success of the planning process. We prepared a comprehensive Design & Access Statement and provided full architectural design services from concept and planning drawings to detailed internal specifications at scales of 1:5–1:10.
We also managed planning submissions and liaised with local planning officers on the client’s behalf.
Our involvement extended to the Building Regulations Drawings and coordination with structural engineers, ensuring a seamless transition into the pre-construction phase.
For this large-scale project, we provided Project Management with regular site visits at key construction stages, offering the client peace of mind and a clear workflow from design through delivery.

The project involved the addition of two new floors to the existing Metro Bank building, featuring a hipped roof at the front and a rear roof extension to accommodate luxury residential apartments. Our team provided a comprehensive service that covered every stage of the process from planning, architectural design, and tender support to the preparation of a detailed Design & Access Statement and liaison with local planning officers.
We also coordinated with structural engineers and produced full Building Regulations drawings as part of our package. For the construction phase, we delivered full project management, including nine site visits at key stages to ensure quality and compliance, while also offering optional interior design guidance to support the final fit-out in line with the client’s chosen design scheme.
