Brief
Our client had a house on a large corner plot with an double storey side extension which looked very juxtaposed. Our brief was to create a fluid cohesion on the front elevation, an infill extension at the rear and and a conversion to 2 units.

The final rear elevation appeared as a large house, rather than one which had been extended. He then asked us to prepare an application to convert the property to two separate dwellings.

Our client originally had planning permission for an HMO (House In Multiple Occupation) but, looking at the options, he asked us to create a second home instead. Sometimes HMOs can be preferable for optimal income, however they are more limiting when it comes to resale because you cannot divide them. With a flat conversion, options are wider because the developer can choose to sell one or both units.
