What is a planning application? 

Planning permission is required if you want to build, change the use of your land or building, or undertake a house extension. It involves submitting a proposal to the Local Planning Authority (LPA) for their review and approval. The LPA ensures that the development aligns with local guidelines, maintains the area’s character, and safeguards heritage. The process typically takes 6 to 8 weeks for a decision, and most LPAs charge a fee for pre-application advice. 

How far can I extend without planning permission? 

Terraced or semi-detached houses can extend up to 6 meters, while detached houses can go up to 8 meters. Full planning permission is required for flats, maisonettes, or properties in conservation areas. 

For side extensions, permitted development allows extensions up to half the width of the original house, while loft extensions should set the roof back at least 20cm from the eaves, unless it’s a hip or gable roof.

What is permitted development? 

Permitted Development Rights give homeowners more freedom to expand their homes without the need for Full Planning Permission.
